  • Why choose us rather than a standard tenant?
    Safety! You call on a serious tenant who also owns several properties. We therefore know your challenges and your expectations. In addition, with our derogatory lease drafted by our legal department, you will no longer have to fear the non-payment of your rents, the winter break or the long procedures to recover your property. Because as soon as you wish, you can regain possession of your property by simply sending a registered letter. Finally, you will no longer have to worry about the good performance of your property, because our teams will continue to maintain it so that it meets the expectations of our business class customers.   • What are the criteria for selecting a property?
    We are looking for any type of surface. Our criteria are those of our customers, close to a means of transport (Metro, RER, Bus...), and local shops. We are also looking for properties where we will have few improvements to make (painting, changing the floor). For certain properties with high potential, it will be possible for us with the lessor's agreement to redo the kitchen or the bathroom to maximize the potential of the property.
  • What type of lease is signed?
    We sign a derogatory lease or commonly called precarious lease for a period of one year, renewable or not, according to your convenience. This type of lease is renewable for up to 3 years. This contract is governed by article 11 of the law of July 6, 1989. If the lessor wishes to continue the partnership beyond 3 years, Tea&Chill will enter into a commercial lease.
  • What is the difference between a derogatory lease and a residential lease?
    The precarious residential lease, also called a derogatory residential lease, is a rental contract with a reduced duration of at least one year, and can go up to three years. You can thus derogate from the minimum duration of the classic housing contract. At the end of the contract, notice of departure must be given at least 2 to 6 months in advance by the lessor or the lessee. It is indeed a contract in favor of the lessor since the latter can interrupt the rental as soon as an event agreed in advance in the contract occurs. This gives landlords some flexibility unlike a traditional residential lease.
  • Is the renovation supported by the lessor?
    No, Tea&Chill finances and carries out the necessary improvement works (home staging) to exploit the full potential of your property. The improvement works do not concern heavy work (removal of partitions, etc.).
  • Is the lessor liable in the event of damage to his property?
    No, Tea&Chill takes out a contract with its MAAF insurance to protect the property from any damage. In addition, our goal is that your only concern is to collect your rents.
